The Value of Referrals

I am reminded each time I sit down to write my newsletter, how important it is to get my name in front of past clients.  Clients I've worked with before.

Also, to remember details that may seem small or insignificant, but mean alot to our clients....like an anniversary of starting a new job, checking on them after they return from their annual vacation, dropping by their favorite treat(s)...like a Starbucks Gift Card with a personalized, hand written note just saying, "Thank You" for your past business.

It's all important.

I'm putting together my new newsletter right now and am going back to my old way of doing it with more pictures....Clients like to see what I've been up to.  It makes them feel more "connected" to me.

I hope it will also make them remember me when it comes time to buy, sell or their loved ones or friends/coworkers to do the same.

Here's to a great 2nd half of 2008 for all of us!!

Hang in there, Baby!!

XOXO

Pooling Your Resources
Rooftop Pool Bar in Beverly Hills

UrbanDaddy - Thompson Beverly Hills

Top of the world-been there, done that.

Top of a Beverly Hills hotel in your swimsuit, with a stiff drink in your hand-been there...but happy to do it again. Welcome to ABH, the new rooftop pool bar atop the Thompson Hotel.

As soon as you step out from the elevator lobby, you'll be greeted by the bar (so the design was well-conceived), shaded by a Sabal Blackburniana palm whose helicopter delivery shut down Wilshire over the weekend. Grab a drink and settle into your private corner cabana-the best place to fuel up for your complete lack of physical activity, with some sushi from BondST downstairs.

Once the pool's swimmable (should be a couple of weeks), you have two options-dive in, or if you're feeling extra-ambitious/voyeuristic, head to the indoor gym downstairs, which offers porthole-window views of the tanned bodies moving gracefully through the blue water above.

ABH (which stands for "Above Beverly Hills") will technically be open only to guests of the hotel-but if you don't want to get a room, we hear that friends of the management shouldn't have a problem heading all the way up after dinner.

Just remember to wait a bit before diving in.

ABH at the Thompson Beverly Hills, 9360 Wilshire Blvd (at Crescent), Beverly Hills, 310-273-1400; to look inside a cabana, click here

The Movie..."The Happening".....

Yesterday was fortunate to see the movie, "The Happening".

Wow, this is one of M. Night Shyamalan's best movies.....although some of what you see is quite scary.

It was definitely a good diversion from the hustle and bustle of real estate.

Has anyone seen "The Hulk"?  I think Edward Norton will do a great job in this one and want to see it to see him act in it.

Well, see you @ the movies.....Don't forget "Get Smart" comes out next week!!!

Cities Propose Discounts on Property Taxes To Purchase Homes There...

Spoke with a friend of mine tonight who is in the business and they said they are talking with certain cities in our area and proposing that the city offer "Incentives" to Buyers to invest in their city.

Proposed Incentive would be to not pay property tax on the property the first year or two or three.  It would be specific to certain professionals, such as healthcare or law enforcement, who buy there.

I thought this was a great idea, and had forgotten that HUD (Housing and Urban Development) used to have programs like this to encourage Police Officers to move into specific neighborhoods.

Hope to see more of this and that it will enable more sales for all of us in the sales part of the business.

Suggestions for Obtaining Clients Email Addresses Quickly & Effectively?

Hello!!

In efforts to try to save paper, time, money, etc....I would like to start emailing my clients my newsletter by email.  Why spend the money and use the paper.  Do you think this will make my newsletter less effective though...by not having something to hold in their hand??  Hmmmmmm. That is the only part I'm worried about.

What is the best way to obtain their email address?

Open to suggestions and any valuable input would be appreciated.

G R A Z I E ! !

Green Tip For The Week...

How about unplugging alot of the fixtures you don't regularly use in your home.  Just plug them in when you need them.  Like your toaster, blender, certain lights (maybe in your living room).

Believe it or not, from what I understand, even when you're not operating them, they are still pulling electricity and it also is being charged onto your bill.  Imagine that!! You can help save energy and save yourself some money at the same time.

Thanks for caring!!

Happy Father's Day Weekend!!

CAR CONFERENCE ~ SACRAMENTO

Just returned from the CAR Conference in Sacramento last week.

It was amazing and I am still overwhelmed at the quality of individuals and professionals who "volunteer" their time to be "Directors" for the State.

Thank You to all of those that I met....and I hope to see you again and possibly network together referring each other business and sharing ideas together in the future.

Also, Thank You to networks like Active Rain who provide such a great avenue to Realtors/Professionals, such as myself, to network, exchange ideas, refer, etc.  It's AWESOME.

Here are some of my video broadcasts that I just posted on YouTube.com yesterday.

As you will see I'm still getting used to this, but appreciate the avenue to spread information so quickly.

Have a fantastic day and Father's Day Weekend!!

My Best,

Todd

California Association of Realtors to Hold First Time Buyers Fair For Consumers

C.A.R., in participation with the Los Angeles Times, will present the Southern California Home Buyer's Fair Saturday, March 1, and Sunday, March 2 at the Los Angeles Convention Center in downtown Los Angeles.

The Southern California Home Buyer's Fair will feature more than two dozen educational seminars presented in English and Spanish, designed to address many of the concerns of first-time home buyers and arm them with all of the practical information they need to know as they begin the road to homeownership.

"As California's leading authority on the residential real estate industry, C.A.R. is well-positioned to take a front-and-center role in educating consumers about the facts surrounding today's housing market and provide them with hands-on, practical tools to help them achieve their dream of becoming homeowners," said C.A.R. President William E. Brown. "C.A.R. also is very pleased to have the Los Angeles Times on board as our co-sponsor and we look forward to working with them to produce this exciting event."

Consumer Confidence Up Slightly ;)

The Conference Board Consumer Confidence Index posted a modest increase in December, after consecutive declines since summer. The index now stands at 88.6, up from 87.8 in November.

"This month's slight gain in confidence was due solely to an increase in the Expectations Index," said Lynn Franco, director of The Conference Board Consumer Research Center. "Consumers' short-term outlook regarding business conditions, employment, inflation, and stock prices improved marginally. However, while consumers are less negative about the near-term future, they remain far from optimistic."
